Appeal your property assessment

If you disagree with the value on your annual Notice of Assessment, you have 45 days from the notice date to appeal in writing. Late appeals are not accepted.

How long it takes:
45 days from the date on the assessment notice. Notices for 2026 were mailed June 12, 2026; the deadline was July 27, 2026 at 5:00 p.m.

How it works

  1. Read your Notice of Assessment; the appeal deadline is printed on it.
  2. Get the state appeal form (PT-311A) online, or ask the Tax Assessor for one pre-printed with your information.
  3. Choose one appeal route: the County Board of Equalization, a Hearing Officer (non-homestead property over $500,000), or Arbitration (requires a certified appraisal).
  4. Deliver the completed form in person or by mail to the Pembroke or Richmond Hill office. Email and fax appeals are not accepted, and a postmark does not count — it must arrive by the deadline.
  5. The Board of Assessors reviews the appeal and either changes the value (you then have 30 days to appeal again) or sends the appeal to the Board of Equalization for a hearing.

What you need

  • The written appeal form, signed.
  • For arbitration: a certified appraisal of the property within 45 days of filing.
