Apply for a homestead exemption
A homestead exemption lowers the taxable value of the home you own and live in. Apply once; it stays in place until you move or change the name on the property.
- How long it takes:
- Applications are accepted within 45 days of the date on your annual assessment notice; the 2026 deadline was July 27, 2026.
How it works
- Check that you owned and lived in the home as your primary residence on January 1 of the tax year, and that you claim no homestead exemption elsewhere.
- Download the homestead exemption application, or ask either office for one pre-printed with your information.
- Military applicants also complete the Homestead Questionnaire (military information sheet).
- Bring the completed application to the Tax Assessor’s office in Pembroke or Richmond Hill.
- If you turn 65 or your situation changes (for example a disability rating), file an additional application for the new classification.
What you need
- Proof you own and occupy the home as your primary residence (181 days or more) on January 1.
- Age 65 and older: standard qualifications for the $50,000 county, city, and school exemption.
- Age 62 with household income under $10,000: proof of age and the previous year’s income.
- Disabled veterans and unremarried surviving spouses: the award letter.
